1. Acceptance

By using No Agent, you agree to these Terms of Use. If you do not agree, you must not use the site or the services.

2. Our service

We operate a property platform that allows users to search, view, create, and manage property listings and related services, including NOVA-assisted search and admin moderation tools.

3. Accounts and security

  • You are responsible for keeping your account credentials secure.
  • You must not share your login details with anyone else.
  • You must tell us promptly if you suspect unauthorised access to your account.

4. Listing submissions

  • Any listing you submit must be accurate, lawful, and not misleading.
  • You must have the right to publish the content you upload, including text, images, and documents.
  • You must not submit spam, scam content, stolen content, or content that infringes another person's rights.
  • We may review, edit, hide, reject, or remove listings where we think it is necessary for safety, quality, or legal reasons.

5. Prohibited use

  • No scraping, reverse engineering, or attempts to bypass security controls.
  • No automated or abusive use of the site unless we have given written permission.
  • No uploading malware, harmful code, or anything that disrupts the platform.
  • No impersonation of another person, business, or agent.

6. No advice and your responsibility

The site is a property platform and information service. It is not legal, financial, valuation, surveying, or tax advice. You are responsible for carrying out your own checks before relying on any listing, message, search result, or tool output.

We do not independently verify every listing, image, description, price, ownership claim, availability statement, or other user submitted content. Where a listing or third party statement appears on the site, it may have been supplied by a user, agent, partner, or other third party.

You must not rely on the site as the only source of truth for any transaction. You should inspect the property, check identities, verify ownership or authority to market, and carry out appropriate professional checks before making decisions.

7. Our rights

We may suspend, restrict, remove, or terminate access to the site or any content if we believe these terms have been breached, if content is unlawful or misleading, or if we need to protect the platform, users, or our legal position.

We may also refuse, delay, or remove content where we reasonably believe there is spam, fraud, abuse, a security risk, a legal concern, or a risk to the quality or integrity of the service.

We reserve the right to update, modify, or delete any listing, content, feature, or part of the site at any time without prior notice, where we consider it necessary for operational, legal, security, or quality reasons.

8. Intellectual property and user content

The site, branding, software, and content we create remain our property or the property of our licensors. When you upload content, you grant us a non-exclusive licence to host, display, and distribute it for the purpose of providing the service.

You confirm that you have all rights needed to upload the content you submit and that your content does not infringe any copyright, trade mark, database right, privacy right, confidence, or other rights of any third party.

You remain responsible for your own content and for ensuring that it is lawful, accurate, and not misleading. If you submit content on behalf of a business, landlord, agent, or other person, you confirm that you are authorised to do so.

9. Privacy

Our collection and use of personal data is explained in our Privacy Policy. That policy explains what we collect, including limited security telemetry used for spam and fraud prevention.

10. Availability and changes

We aim to keep the site available, but we do not guarantee uninterrupted access. We may update, suspend, or change the service at any time to improve the platform, address security concerns, or comply with law.

We may also make changes to, or remove, any page, listing, tool, or other content on the site without notice.

11. Liability

To the extent permitted by law, we are not liable for indirect or consequential losses, and we do not guarantee that listings, search results, or third-party content will always be complete, accurate, or available.

Nothing in these terms excludes or limits liability that cannot be excluded under law, including liability for death or personal injury caused by negligence, fraud, or fraudulent misrepresentation, or any statutory rights you may have as a consumer.

If you use the site for business purposes, our total liability arising from the service will be limited to the amount you paid us for the specific service giving rise to the claim in the 12 months before the claim arose, to the extent permitted by law.

12. Indemnity

To the extent permitted by law, you agree to indemnify us against reasonable losses, claims, liabilities, costs, and expenses arising from your breach of these terms, your unlawful use of the site, or content you upload or submit that infringes another person's rights or is otherwise unlawful.

13. UK law

These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, except where mandatory consumer law says otherwise.

Nothing in these terms affects your statutory rights under UK law.

If you are a consumer, you have certain statutory rights in relation to goods and services under UK consumer law. For information about consumer protection, cancellation and distance-contract rules, see gov.uk or Citizens Advice.

15. Virtual Estate Agent workspaces

The Virtual Estate Agent workspace is an additional property communication and transaction-organisation service. Access is limited to authenticated participants associated with the property, including the relevant seller, landlord, buyer or tenant. Owner controls are available only to the seller or landlord associated with the property.

Workspace access may be unavailable or read-only where a property is not active, has been rejected, withdrawn or progressed with another party. You must not attempt to access another property's workspace, impersonate another participant or bypass role permissions.

16. Workspace messaging

Use messaging only for genuine communication about the relevant property. Do not send unlawful, abusive, discriminatory, misleading, threatening, unsolicited or infringing content, malware, passwords, payment-card details or unnecessary sensitive personal data.

A sender may delete the content of their own message from the live conversation for all participants. A minimal deletion marker and limited security or audit metadata may remain. This does not remove copies another participant lawfully made outside the service.

17. Workspace documents, agreements and signing

Stage 1 documents are evidence requested and uploaded during qualification, referencing or buyer verification. The Stage 2 summary displays those existing documents and does not require a duplicate upload. A seller or landlord may separately upload clearly named agreement drafts, externally completed signed copies and additional documents for the selected parties.

Parties sign externally. Portal confirmations do not constitute witnessing, an electronic-signature service, legal completion or independent verification by No Agent. The uploader must have authority to share the file, use an accurate title, select the intended workspace and avoid unrelated personal data. Relevant legal, conveyancing, financial, property and compliance matters remain with the parties and their qualified professionals.

18. Workspace notification choices

Uploading, replacing, finalising or confirming a workspace document does not automatically email the other party. Where the notification control is available, a selected participant may separately request one notification for the current document state. The email contains no attachment or document download link. Normal person-to-person message notifications remain part of the messaging service.

19. Retention and data rights

An authenticated participant may request erasure of their personal data in a workspace. A request starts a review and does not automatically remove another participant's independent records, information required by law, material needed for legal claims, security records or data awaiting protected backup expiry. 20. Payments and refunds

Any paid listing, workspace or document service is also governed by the price and conditions shown before purchase and our Payment & Refund Policy. Nothing in this section removes your statutory consumer rights.
